Texas Home Insurance Non-Renewal: What to Do Next
Getting a non-renewal notice is stressful, especially in hail country. Texas law gives you notice rights, and since 2026 it gives you a written reason. Here's how to use both.

How much notice you get
According to TDI, an insurer must give you 60 days' notice of non-renewal for home policies bought or renewed in 2024 or later.
You now get a written reason
Texas HB 2067 took effect January 1, 2026. For decisions made after that date, insurers must tell you in writing why they declined, canceled, or didn't renew your home or auto insurance. Under the Insurance Code, the statement must identify the precise incident, circumstance, or risk factor and the source of the information the insurer relied on. TDI says you can file a complaint if you don't get a written explanation.
TDI also publishes summarized non-renewal reasons by ZIP code and policy type. Reason codes in that data include roof condition, tree overhang, claims history, and exposure to wind and hail.
What to do, step by step
- Read the reason. If it's roof condition, tree overhang, or unrepaired damage, fixing it may widen your options. TDI notes that knowing the reason can help you make repairs and keep your home insurable.
- Gather documents: the notice, your declarations page, roof age and material, and any repair or replacement receipts.
- Shop right away. Don't wait until the last week.
- Compare carefully. Check the wind and hail deductible and how roofs are paid.
- Know the backstop. If at least two companies refuse to insure your home, you may qualify for the Texas FAIR Plan Association, the state's insurer of last resort.
- Update your lender once the new policy is bound so there's no force-placed coverage.
